Getting Started

Do you sell to homeowners or just contractors?

Everyone is welcome at all three Milwaukie Lumber locations. We serve homeowners, DIYers, remodelers, and contractors alike. You don't need a contractor account or any special membership to shop here — just walk in.

Can I get pricing over the phone or online?

Yes — call any of our store locations and our staff will help with pricing. For large orders, a full materials list, or a formal quote, contact us online and we'll get back to you promptly. Our contractor sales staff handles quotes on bigger projects every day.

Delivery

Do you offer delivery?

Yes. We operate a fleet of trucks and truck-mounted forklifts for job site and residential delivery. We cover the greater Portland/Vancouver metro area, the Oregon Coast (Warrenton to Bay City), and Bend, OR. View our full delivery zone →

How do I schedule a delivery?

Call your nearest store to request a delivery quote and schedule. Our dispatch team uses advanced dispatch software to coordinate your delivery — materials arrive when you need them, not before and not after. You can also submit a delivery request online.

Can you deliver to residential addresses?

Yes — we deliver to job sites, driveways, and residential addresses. Our truck-mounted forklifts allow for precise placement of your materials, and we can stack lumber in your driveway, yard, or garage area. Let us know your site conditions when you schedule.

Is there a minimum order or delivery charge?

Delivery rates depend on distance, order size, and scheduling. Call your nearest store for current rates — we work to accommodate orders of all sizes and will give you a clear quote before delivery is booked.

Lumber & Products

What wood species do you stock?

Our standard stock includes:

  • Douglas Fir — KD (kiln-dried) framing and green framing lumber, all standard dimensions
  • Western Red Cedar — Clear and tight-knot grades, boards and dimensional
  • Pressure Treated — ACQ, UC4B ground contact rated, all standard dimensions
  • Redwood — Clear and construction heart grades
  • Engineered Wood — I-Joists (Pacific Wood Tech, BCI, Weyerhaeuser TJI), LVL beams, and more
Do you cut lumber to custom lengths?

Yes — custom cutting is available at all three store locations at no extra charge for standard cuts. For high-volume or complex cutting orders, talk to our staff when you call or come in and we'll work out the details.

Can you order products you don't have in stock?

Yes. If we don't stock it, we can almost always get it through our supplier network. Most special orders arrive within 3–7 business days. Talk to any of our sales staff to place a special order — there's no obligation until you confirm the order.

Is your Western Red Cedar really true ¾" thick?

Yes. Our premium cedar fence pickets are true 3/4" thick — thicker than the 5/8" nominal material commonly sold at big-box retailers. True-thickness cedar holds stain better, drives fasteners more securely, and lasts noticeably longer in the Pacific Northwest climate.

What's the difference between KD and green lumber?

KD (kiln-dried) lumber has been dried in a kiln to a controlled moisture content before milling. It's more dimensionally stable and less prone to warping or twisting after installation — the better choice for most remodel and interior framing work.

Green lumber is sold fresh-cut with higher moisture content. It will continue drying after installation, which can cause minor movement. Green DF is common for timber framing and rough construction where slight movement is acceptable.

What's the difference between Trex and TimberTech composite decking?

Both are premium composite decking brands built from recycled materials with long warranties. Trex is the largest composite decking brand in North America and our primary stocking brand — we carry the full line at all three locations with a dedicated Trex rep, so it's always in stock, no special orders needed. TimberTech (owned by Azek) offers a similar quality with a wide color and finish selection. Our staff can walk you through the differences in person. Browse both →

Do you sell roofing materials?

We carry roofing-related products including OSB roof sheathing and roofing accessories. For specific product availability, call your nearest store — our staff can confirm what's in stock and help with special orders for anything we don't carry on the shelf.

Do you carry windows or doors?

Call your nearest store to ask about current availability. Our staff can help you find what you need and assist with special orders for products not currently on the floor.

Estimating & Takeoffs

What is a material takeoff?

A material takeoff is a complete list of every piece of material needed for your project — lumber by dimension, engineered wood, plywood, structural hardware, fasteners, and more. Do you do I-joist layout / takeoffs?

Yes. I-joist layout is part of our material takeoff service. Drop off your building plans at any of our three locations and our experienced staff will lay out your I-joist floor system, typically within 1–2 business days. Learn more →

Can you help me estimate a deck, fence, or addition?

Absolutely. Bring in your dimensions or building plans and our staff will work up a materials list for you. For decks, we also have an in-store Trex Deck Configurator that lets you visualize your project and estimate board counts. You can also use our online estimating tools:

How long does a material takeoff take?

It depends on the complexity of your plans. I-joist floor system layouts are typically ready within 1–2 business days. Full project takeoffs (new construction, additions) usually take 1–3 business days. We'll give you a realistic turnaround estimate when you drop off your plans.

Are material takeoffs free?

Material takeoffs are a charged service. The fee covers the time our experienced staff spends analyzing your plans and producing a complete, accurate materials list. Call any store location for current pricing before you drop off your plans.

Can I submit building plans digitally (PDF)?

Yes — electronic plans (PDF, DWG) are accepted. You can email your plans to any store ahead of time or drop them off in person. Call your nearest store to get the best email or file-sharing method for your location.

Contractor Accounts

What is a Contractor Account?

A contractor account gives contractors access to dedicated sales staff who know your specs, contractor pricing on qualifying orders, invoice-based billing with net terms, and a team that tracks what you regularly need and keeps it in stock. It's designed for contractors who buy consistently. Learn more →

How do I open a contractor account?

Come in to any of our three locations and ask for our contractor sales staff — they'll get you set up. You can also open an account online or contact us to start the process. There's no minimum volume requirement to open a contractor account.

Do I need a contractor account to shop here?

No. Anyone can shop at Milwaukie Lumber without any account or membership. contractor accounts are for contractors who want dedicated pricing, billing terms, and personalized service for their business — they're not required for general shopping.
